Homeowners with homes having a basement need to take precautions for unseen events that may cause a flooded basement. In the event of a flooded basement, covering the cost of damages, material replacements and even the services of professionals are not lenient to home owners. You may have to dig deep into your pockets. Making the basement flood ready can really benefit you financially and physically. The basic sources of a flooded basement and ways to prevent that flooding vary according to the type of flooding. Here are a few tips on flood proofing the basement or dry flood proofing:

- Installation of alternate power sources, maintaining proper pump maintenance, adding/increasing size or pump quantities could prevent flood if the sump pump experiences a failure or an overload.

- A flooded basement can be avoided or alleviated by making sure that cracks in the walls are sealed with a good commercial waterproofing compound the minute you see them. The key is to take action ASAP.

- Sealing basement windows and above the ground openings watertight will obstruct the water from getting in.

- Water backing up from the sewer lines poses another source for flooding in the basement. By installing check valves and in-line valves, this source can be eliminated.



Flood proofing does not guarantee that a flooded basement will not occur because there are instances where in high hydrostatic pressure is too great for the dry flood proofing method. We will then have to resort to wet flood proofing. It means, allowing it to become a flooded basement. Wet flood proofing is altering or modifying the structure. This means allowing the water to enter but minimizing the damage it will do to the structure and its contents.

- Utilities and furnaces should be well protected. If possible, relocate it above the anticipated water level of the flooded basement.

- Wet flood proofing is also an alternative to dry flood proofing if the latter is not possible or outweighs the cost.



It is highly recommended that the techniques and methods for flood proofing should be formulated or planned by experienced personnel like engineers or contractors to give a little more than a fair amount of guarantee in the effectiveness of the method. After installation of flood proofing measures, scheduled maintenance and checks play a vital role in protecting the structures and efficacy of techniques and methods over time. It should be taken into serious consideration that when a flooded basement exceeds the protection provided by these flood proofing techniques and methods, a flood insurance policy is an ideal additional security.

Lastly, emergency measures are usually temporary flood proofing installations that will require the removal and cleaning up after the flood water has receded. A common emergency measure to keep water out is the piling of sandbags to erect a wall. This requires a lot of time, money and manpower. Another example would be erecting barriers with rock, lumber and sand but these have to be made watertight with the aid of impervious sheeting.
