Getting the most from a chartered surveyor

Land owners and estate managers can often come across a request from another party requested to lay pipelines, power lines, telecom masts that may impact the use of the land. This can also apply for farmers who may suffer from crop loss and future impact of the land so this needs to be negotiated.

A chartered surveyor can work with both parties to negotiate, and one party to set up contracts for entering land, commercial terms for temporary use, officially noting the condition of what it should be put back to, noting of hedges and fences and where appropriate ditches which is more so applicable to temporary uses but also needs to be negotiated for longer term contracts such as wind farm and lease negotiation.

If you own farm land then you may want to have traditional farm business tenancies, or part share the land between multiple farmers or through a farm partnership.

If you have woodland or recreational land you may want to start making money from this. By using the land effectively you may be able to develop it further, use it for sporting purposes or use a form of diversification and a chartered surveyor will explain how to transfer your land for multiple uses. Examples of diversification include wind farms and telecoms, as well as using it as a tourist attraction or school resource facility where school classes can see how it impacts the environment.

Land owners who are considering using their land for a different reason should contact an expert in the field who has many key relationships with developers as often this is where you can achieve the best short term price for the land you have.

If you are lucky enough to have more than one home or have a sprawling country estate not doing much you could rent this out. By doing this with a chartered surveyor they will deal with the lettings of cottages that are not attached to the main building as well as providing rent collection services.
