The Federal Housing Administration which is usually just called FHA was created in order to regulate the mortgage terms and the interest rates on insured loans. They were created in 1934 and have been doing this process since then. They have been helping people buy homes with their Fha Loan Guidelines and then in 1965, they joined forces with the Housing and Urban Development system which is usually just called HUD. Together, these two services have over 34 million happy customers that they have given mortgages to for buying a home. Any individual that is trying to get a loan from FHA, has to abide by the requirements and the Fha Loan Guidelines. There are two main guidelines when it comes to FHA and they include the amount of money the loan will be for and the amount of income you have in order to pay for that loan. They use these Fha Loan Guidelines due to the fact that they do not want to give people some sort of mortgage that they know they will not be able to afford. These Fha Loan Guidelines spell out your income versus what the mortgage payment will be and how that will affect you living. The mortgage payment should not be more than 31 percent of the gross income that you bring into the house on a monthly basis. They base this also on the fact that you should not have more than 43 percent of debt that you have to pay on a monthly basis and this includes all of your bills and the money it takes for you to live. Another part of the Fha Loan Guidelines include the appraisal that you get on the house that is wanting to be bought. The seller must make it known about any kind of loan discounts on the property, down payment assistance if any, builder incentives if any, monetary gifts, loan discount points, and if there may be any type of closing cost assistance because the Fha Loan Guidelines are there to help the buyer put out as less money as possible and if there are other resources that can help, FHA will find it and help the buyer to take full advantage of it.
