You have to take steps and obtain information before you even start shopping for a home, if you want to have the best results.
Buying a house is not as simple as a) Choosing the home b) Getting a mortgage and c) Calling the movers. But, as so often in life, one step is contingent upon the next. You need to know first of all, how large a home loan you need. And of course, that will hinge upon how much you will spend on the house. And even before you are able to make this decision, you have to know what size mortgage you can afford.
So, even though looking for the dream house would seem to be the first step, it may not be the right one until you know how much you can afford to pay for the property. This is why it is an excellent idea to make your first step in home shopping a consultation with a mortgage consultant.
Mortgage brokers are equipped to conduct a full analysis of your income, savings, and current and projected expenses to find out how much you can afford as a monthly mortgage payment.
Taking this step is critical for two reasons. You will have a better idea of how much you can afford to pay for your house, and you may receive a mortgage commitment, a very important tool when home shopping. A fully qualified buyer, with money “in hand” as it were, is in a much better position to make an offer than one who still has to shop for a mortgage.
Now you have all the tools necessary for shoping for your home: how much you are going to spend, and the power to spend it. Once the price of the house you can afford has been decided, the other factors that weigh in are the location and the school system which will affect commuting and home values. If you have decided upon a certain area, you may have to settle for a smaller home to stay on budget. Or, you may opt for the larger home with a longer commute.
The next important issues that house buyers consider are the design of the home and any special features they may desire, such as a fenced in yard or all on one level. Often what is important for one buyer is meaningless for another.
