The desert of Arizona is dotted with oasis of homes. Golf fairways paint swaths of amber green across the brass colored sand and stone. Adobe homes, the size of small business offices, tower along the hills, back dropped with mesas and cacti. It's a beautiful allure and inviting respite, especially those who seek to soak their rusty joints in the arid furnace breezes of Arizona.

Homes had been snapped up around the area a few years ago, but now, after a good deal of the loans were played a little too fast and loose, foreclosures came in large number. The Fed came in and dropped the interest rates in an attempt to prevent an overall economic crash landing. Now with a glut of empty homes and an emerging baby boomer generation still retiring, Arizona is still seeing a population increase of high-earning Americans that may have initially come to Arizona on vacation. Rental prices are low and houses are low, and the jet set are deciding whether a permanent stay is in store.

The Benefit of Renting in AZ vs. Buying

Arizona vacation rentals have some of the most sought out space, especially for those who are getting away during the cold northern winters. There are advantages to simply wintering your way away from home, but buying a house, or your own vacation rental has advantages too.

First, if you are renting, you do not have to worry about any upkeep or maintenance of the amenities there. There is always someone on that job. For instance with a vacation rental in the Scottsdale area, most are going to have pools and spas at your disposal and you don't have to have any sort of hand in keeping the operation going aside from the money paid for the rental.

Also, the winters in AZ are mild, but if you stick around for the summer, you will be in for an amazing experience of broiling heat. As a renter, you are simply going to pull up anchor during the spring at the latest and fly north with the birds.

So to counter these two seemingly good reasons to just rent, you might be swayed to buy after you spend some time doing your homework. Don't overlook the fact that you can both buy and rent your own vacation home in one of the liveliest vacation markets to date as well as have a second home tax write off. On that same notion, if this is a second home, you can opt for the migration option and head to cooler weather during the summer. If you do go down, test the waters first by spending time in an Arizona vacation rental to make up your mind. Give it a week or so, and talk to the owners there about their experiences and the local housing climate. Chances are that, since it is a market to buy, the housing sector will get it shot in the arm in due time. When you're there, don't forget to apply sunscreen liberally.
